Books-A-Million has been a loyal tenant at this location since 1997.​ Situated along I-30, Books-A- Million is in the heart of Texarkana’s retail corridor (on the Texas side) and captures both Texas and Arkansas foot traffic.​ Other retailers such as Sam’s Club, Walmart, Lowe’s, Target, Home Depot, and Best Buy are all located along I-30 frontage.​ The tenant performs well at the Property just logged their strongest sales year since 2015 and a 35% increase YOY.​ The cafe area is already one of the largest formats in BAM! Stores.​ And they are planning a $120,000 renovation of the cafe with construction slated for April 2022.​ In 2019, the tenant exercised their option to extend their lease yet again until 2025.​ With three years remaining term, the tenant also has three, 5-year options remaining with incremental rental increases.​
